With major Stamp Duty reforms due in April, many people are looking to buy their new home at the start of the year.

From April 1, Stamp Duty will be replaced by the Scottish Government’s Land and Buildings Transaction Tax (LBTT). At that point, the 5% tax payable between £250,001 and £925,000, will be replaced by a 10% charge between £250,001 and £1million.

This will make buying properties in the mid and upper price brackets considerably more expensive in Scotland. For example, someone purchasing a £400,000 home would pay Stamp Duty of £12,000 today – but from April, they will have to pay £17,300 under LBTT.

To capitalise on the increased number of buyers, sellers are being urged to get their properties on the market early - and from now until January 31, Aberdein Considine will cover the cost of your Home Report.

A free Home Report saves you nearly £450 on the typical property listed with a value of £150,000. The saving is of course far greater on more expensive properties and could take nearly £1,000 off the cost of selling at £500,000.
