Sale market

With the market picking up in the first quarter, this momentum continued between April and June with activity moving at an exceptional pace.

Low stock levels and high demand, particularly for family sized homes, are fuelling some incredible sale prices.

Just about every family home is selling well above Home Report levels and going to closing dates with multiple levels of offers.

Demand is especially high for detached and semi-detached family homes around the Stirling area between the £200,000 to £500,000 range.

We are also seeing much higher levels of enquiries of potential buyers coming from Glasgow and Edinburgh as buyers look for a more rural environment and better value.

Modern Flats suited to downsizers are also proving very popular, with many of these developments located in and around Stirling city centre areas where amenities are close at hand.

We have also noted an increase in property prices in the Riverside area, especially for Victorian terraced and semi-detached homes.

As we head into the summer months, demand is high and supply is low, making it the ideal time if you are considering selling.

Lettings update

There has been a vibrant rental market in Stirling during April to June driven by a cross section of interested parties from students looking for flats in and around the city centre to professional couples and families having sold and waiting on new properties to purchase coming to the market.

Demand for traditional and modern flats in the city peaks and troughs throughout the year depending on the volume of students especially through the months of March and April.

We continue to find properties with home working and outside space in high demand across the market. Houses tend to generate a healthy level of interest and multiple offers after a matter of days’ on the market, which continues to show the shift in demand due to the lockdowns.

Stirling is on the doorstep of major attractions such as the Trossachs Country Park, Stirling Castle and Bannockburn, scene of the famous battle, and as we enter the Summer period, tourist traffic, especially from late Spring onwards, is exceptionally high.

The city also benefits from having easy accessibility to Glasgow and Edinburgh, and demand is strong throughout the year for three, four and five bedroom family homes.

One and two bedroom flats range in price from £500- £700 per month, with a modern flat in the city, Dunblane and Bridge of Allan attracting rents from £700 to £900 per month.

Larger detached family homes, depending on the area, can range in price from £900 to £1500.

With lockdown restrictions reverting to almost zero there is some expectation this should have a positive impact on the economy – with demand for rental homes still high this might be an ideal time for potential or existing landlords to look at the market.

Stirling is a vibrant city, world famous for its impressive castle but offering many other buildings of national importance and historical interest. The city boasts an excellent range of facilities including city centre shops, edge of town retailers, business amenities, restaurants, pubs, cafes, museums, art galleries, sporting clubs and leisure facilities. The commuter links from Stirling are impressive with the M9 to Edinburgh, M80 to Glasgow and A9 to the cities of the north. There is a main line rail station linking to all these destinations.

Edinburgh and Glasgow are within driving distance of Stirling, offering an excellent mix of business, leisure, shopping and cultural amenities. Additionally, Edinburgh and Glasgow international airports are easily accessible by road.
