The busy autumn period continued into the final quarter of 2021 with demand still high across the board.
Broadly for Stirling and the surrounding towns there has been high demand for semi-detached and detached three, four and five bedroom homes, with even greater interest for homes in the more rural towns and locations, much of which was driven by buyers seeking larger detached homes with home offices.
Properties in Stirling from £200,000- £500,000 are being snapped up at closing dates with multiple offers, with the same pattern applying for Bannockburn, Bridge of Allan and Dunblane.
We have also experienced an increased demand for modern city centre flats with balconies/outdoor space with prices ranging from £150,000 to £300,000 as young professionals and buy to let investors enter back into the market.
With the economy continuing to open up, the start of 2022 looks like it could be fairly busy.
An extremely busy rental market so far this year has continued into the fourth quarter of 2021.
Whilst much of the activity during April to June was driven by students looking for flats in and around the city centre, there was also a marked increase in professional couples and families having sold and waiting for new properties to purchase coming to the market.
We continue to find properties with home working and outside space in high demand across the market. Houses tend to generate a healthy level of interest and multiple offers after a matter of days’ on the market, which continues to show the shift in demand due to the lockdowns.
With Stirling on the doorstep of major attractions such as the Trossachs Country Park and Stirling Castle and with good accessibility to Glasgow and Edinburgh, it remains an attractive area for many families and visitors.
One and two bedroom flats range in price from £500- £700 per month, with a modern flat in the city, Dunblane and Bridge of Allan attracting rents from £700 to £900 per month.
Larger detached family homes, depending on the area, can range in price from £900 to £1500.
With lockdown restrictions reverting to almost zero there is some expectation this should have a positive impact on the economy – with demand for rental homes still high this might be an ideal time for potential or existing landlords to look at the market.
Stirling is a vibrant city, world famous for its impressive castle but offering many other buildings of national importance and historical interest. The city boasts an excellent range of facilities including city centre shops, edge of town retailers, business amenities, restaurants, pubs, cafes, museums, art galleries, sporting clubs and leisure facilities. The commuter links from Stirling are impressive with the M9 to Edinburgh, M80 to Glasgow and A9 to the cities of the north. There is a main line rail station linking to all these destinations.
Edinburgh and Glasgow are within driving distance of Stirling, offering an excellent mix of business, leisure, shopping and cultural amenities. Additionally, Edinburgh and Glasgow international airports are easily accessible by road.
