The West Lothian residential market continued to perform strongly through the first quarter of 2021, with significant demand for family homes.
Viewings remain at very high levels, with the introduction of virtual viewings by Aberdein Considine certainly helping to inject life into the sector, with viewings and valuations rising considerably.
Properties in the region saw an 8.6% year on year decrease in prices, much of which can be attributed to a larger proportion of lower value homes coming to market. West Lothian also saw a median selling time of 28 days, five days slower than the same period last year.
As always West Lothian is a hotbed of new developments and with positive news around the vaccination programme and the possible easing of restrictions near Easter it seems the developers may well be getting prepared for better times – one example of this being the new development of 3, 4 and 5 bed homes called The Almond in Livingston.
Optimism is rising that at some point this year the Covid health crisis should be under control – with that comes an improving economy, more jobs, and hopefully a return to some form of normality.
Following a strong end to 2020, the rentals market in West Lothian maintained a healthy level of activity during the first three months of the year.
The latest figures from Citylets revealed that average rent in the region increased 3.5% year on year to £744.
Whilst one bedroom homes had a 1.3% decrease in average rents, three bed properties saw a 4.3% uplift – not unsurprising given the increase in homeworking and the demand for family sized homes with more space internally and outdoor.
The average time to let was 17 days, a great deal quicker than the national average of 38 days - low levels of stock certainly helped contribute to quick turnaround times, with void periods reduced.
Two bed flats were letting at the fastest rate at an average of 15 days, and 44% letting within the week.
With the Covid vaccinations programme well under way we are now seeing the easing of restrictions, and with that hopefully will come an improving economy, and the likelihood of more demand for homes.
