The market in West Lothian has seen excellent growth in terms of value and selling time over the last few months and continues to do so.
With more and more people being priced out of the Edinburgh market, and with excellent transport links, the villages and towns of West Lothian present an ideal opportunity for people to get more for their money.
Broxburn, Uphall, Livingston and Bathgate are all doing particularly well with many properties selling in weeks, sometimes days, and closing dates starting to become a norm. We do not see any change to the market as we reach the end of the year with a lack of stock, particularly houses, being the main issue.
We have a number of registered buyers on our database, mainly looking for 2, 3 and 4 bedroom houses throughout the region and many ready to go as soon as they have found the right house.
The activity level within the rental market in West Lothian remains very good. Smaller properties are proving popular, with good returns and a quick turnaround becoming the norm in the area once more.
There is an optimistic feel and recent activity suggests this could be quite a busy period.
The most recent figures from Citylets revealed that larger 4 bed properties fell in terms of rents, however the markets for one, two and three bed properties all rose, continuing an upward trajectory for the majority of the market.
Average rents are just under £500pcm whilst 2 beds are fetching just over £600pcm. The biggest rise for the region are 3 beds rising 8.1% year on year to an average of £758pcm.
As we move towards the end of 2018, if demand continues, we are optimistic that if properties coming onto the letting market in the area are well-presented, and rental prices are kept to a reasonable level, they will let quickly.
