The market in West Lothian remains strong but a lack of stock remains a main problem.
The final quarter of 2019 was a bit of a mixed bag with buyer confidence as we reached closer to the election in December. Generally the market remained busy with a slight slowdown noticeable in some areas however confidence grew as soon as the election finished.
Although we were very close to Christmas the market did seem to take off once more. We have seen a steady number of new properties coming to the market with good number of viewings and closing dates.
With more and more people being priced out of the Edinburgh market, and with excellent transport links, the villages and towns of West Lothian present an ideal opportunity for people to get more for their money.
Broxburn, Uphall, Livingston and Bathgate are all doing particularly well with many properties selling in weeks, sometimes days, and closing dates starting to become a norm. We do not see any change to the market with a lack of stock, particularly houses, being the main issue.
We have a number of registered buyers on our database, mainly looking for 2, 3 and 4 bedroom houses throughout the region and many ready to go as soon as they have found the right house.
The West Lothian rental market continues to be a buoyant one, with activity remaining robust towards the end of the year.
A lack of stock remains an issue, with smaller properties are still proving popular, good returns being secured and a quick turnaround becoming the norm in the area once more.
The average rental value in West Lothian sits at £711, which shows a year on year increase of 2.2%
Three and four bed homes have seen the biggest roses in rents at 8.5% and 12% respectively, with both taking an average of 29 days to let.
We are optimistic that if properties coming onto the letting market in the area are well-presented, in good repairable, clean condition to appeal at the viewing stage, and rental prices are kept to a reasonable level, they will let quickly.
