The West Lothian residential market continued to perform strongly as we reached the end of 2021, with demand for family homes still substantial.
Viewings remain at very high levels, and there continues to be great interest both in Livingston and other parts of the region.
As always West Lothian is a hotbed of new developments and with positive news growing around Covid and the vaccination programme developers may well be getting prepared for better times – one example of this being the new development of 3, 4 and 5 bed homes called The Almond in Livingston.
Across Lothian, West Lothian remains one of the top areas for value, with an average price at £197,395 which is shows an annual increase of 7%. This compares to a price of £293,406 in Edinburgh.
With restrictions all but removed completely and the economy beginning to see a return to something more normal, the start of 2022 could well be very busy.
The rentals market in West Lothian maintained a healthy level of activity during the final three months of 2021, with demand remaining high.
There is significant demand for both flats and family homes in the region with a lack of properties coming to the market. In many cases offers in excess of the asking price are being received as renters race to secure a property.
Demand continues to exceed supply and with lockdown restrictions pretty much gone, and with the economy beginning to grow again, the rental market looks as if it will remain busy.
Average rents in West Lothian rose 2.5% to £769, with two bed properties in particular attracting much interest, rising 5% to £678. Around 40% of home are letting within the week.
With the economy continuing to improve, and a shortage of available stock, this may well be an ideal time for potential or existing landlords to explore the market.
