Living in

Old Town

Edinburgh’s Old Town is the oldest and most historic part of the capital, and is home to some of the city’s leading tourist attractions in addition to a huge array of bars, restaurants, and independent shops. Bustling streets and closes bisect the Royal Mile which stretches from Edinburgh Castle to Holyrood Palace and the area, which forms part of a UNESCO World Heritage Site, is steeped in history.

Properties in Old Town are sought after by many, from investors to home-buyers looking to be in close proximity to the Scottish Parliament and Edinburgh University. There are numerous iconic buildings within the Old Town itself including St Giles Cathedral, Ramsay Garden, The National Museum of Scotland and Camera Obscura. On a practical level, Waverley Station offers easy rail access across Scotland and beyond, with regular main line rail links to London.

Broughton

Broughton is a vibrant area located just to the north east of Edinburgh’s city centre. The area is a popular choice with house-hunters, given its location, and consists of a mix of tenement flats, townhouses and new-build developments.

Nearby Calton Hill offers superb views of the city skyline, whilst the open green spaces of Inverleith Park and the Botanic Gardens are also within easy reach and offer a myriad of pleasant walks and cycle connections across the city. Broughton Street itself is renowned for its quirky selection of independent restaurants, bars, delis, cafes and specialist shops. Broughton also has its own claim to fame; the area often features in Ian Rankin’s Rebus novels.

New Town

Edinburgh’s New Town is a World Heritage Site and is an internationally acclaimed example of early urban planning and classical Georgian architecture. Just half a mile from bustling Princes St, properties in this area combine stunning architectural detail and include townhouses, purpose built flats and mews properties.

Just a stone’s throw away from all the shopping opportunities and restaurants that the city centre has to offer, the New Town has its own rich cultural scene and is also home to the National Gallery of Scotland, the Royal Scottish Academy and the National Portrait Gallery.

King George V Park is a green haven in the city and the perfect place for afternoon walks. Along with being within close proximity to many of Edinburgh’s cultural and historical sights, the New Town is conveniently located for those commuting, with train and bus stations located centrally.

Pilton

Pilton is a popular residential area, situated to the north of Edinburgh and within easy access of the city centre. With a selection of properties available for house-hunters, including flats, terraced, and semi-detached homes, the area is ideal for young families, first-time buyers and investors. Pilton is also a good choice for professionals, with superb bus services linking the area to the city centre and further afield.

With a Morrisons supermarket nearby, and plenty of smaller shops, cafes, bars, and restaurants in the surrounding areas, Pilton offers extensive leisure options. The nearby Ainslie Park Leisure Centre has a range of facilities including a 25 meter swimming pool. If you prefer to exercise outdoors, there are plenty of walks and cycling paths nearby.

Bruntsfield

The popular residential area of Bruntsfield lies around one mile to the south of Edinburgh city centre. With both the University of Edinburgh and Napier University close by, this is the perfect place for buyers seeking a convenient location. Bruntsfield offers its own neighbourhood feel along with easy access to the heart of Edinburgh, whether walking or making use of the excellent bus links.

Its proximity to the city centre means there is an abundance of bars, restaurants and shops to be found here. Bruntsfield Links and The Meadows offer wonderful open green spaces for local residents to enjoy. Additionally, there is easy access to Waverley and Haymarket railway stations located in the city centre.

Morningside

A perennial favourite among house-hunters, Morningside is located just three miles south from the city centre. The area has its own strong community feel and is home to a number of local institutions, including The Dominion Cinema and the Canny Man pub. Morningside Road has a wide range of independent shops, tearooms, and eateries. There is a large Waitrose supermarket and Marks & Spencer food store along with further everyday amenities such as banks and a post office.

An excellent range of bus services provide good links into the city centre and further afield, and also allows convenient access to Waverley and Haymarket railway stations. There is easy access by road to the city bypass and the central Scotland motorway network. There are a number of well-regarded schooling options close by, whilst the open green spaces of the Hermitage of Braid and Blackford Hill are also within easy reach.

Marchmont

The popular residential area of Marchmont lies just over one mile south of Edinburgh’s city centre. Both Edinburgh and Napier universities are within easy reach, and there are excellent bus services to allow for hassle-free travel into the city centre and further afield.

Marchmont’s proximity to the city centre means the area has an abundance of local amenities, including shops, restaurants, bars and bistros. The open green spaces of The Meadows and Bruntsfield Links are also both within easy reach and provide the perfect spot for locals to spend a sunny afternoon.

Sighthill

The up-and-coming area of Sighthill is a great choice for house-hunters looking to be part of an area that is on the rise. The area has been selected to benefit from a number of regeneration schemes, and work is already well under way. The tower blocks which dominated the skyline were demolished several years ago to make way for new, purpose-built housing.

Calder Road, one of the city’s main east-west arteries, runs through the area, giving easy access to the nearby Gyle shopping centre and around the city and further afield. There is easy access into the city centre without the need for a car, and good bus links and a tram stop.

Corstorphine

Corstorphine is a thriving local community, located around four miles west of Edinburgh city centre. Here you will find a diverse range of property types, from traditional villas and bungalows to smart new-build flats and family homes. The area’s main road is one of the city’s major arteries, providing an efficient route in and out of the city, and to and from Glasgow and Stirling.

This convenient location means that the city centre, Edinburgh Airport, the bypass and M8 are all easily accessible by bus or car. The village has good local amenities, with more comprehensive shopping to be found at the Gyle Shopping Centre just a short journey away. The world-famous Edinburgh Zoo is based here and Murrayfield Ice Rink is also nearby.

Dalkeith

The town of Dalkeith offers an excellent community with extensive amenities and easy access into Edinburgh. There is a good choice of smaller, local shops and nearby 24-hour Tesco and Morrisons supermarkets. Dalkeith is also near two retail parks, offering further shopping opportunities.

The area has excellent transport links, with easy access to the city bypass and good bus services into Edinburgh city centre, including a park-and-ride. There is plenty to do for lovers of the outdoors, with Vogrie and Dalkeith country parks and several opportunities for walking, cycling and golfing. For the more thrill-seeking among us, the Midlothian Snowsports Centre is just a short trip away.

Bonnyrigg

The town of Bonnyrigg is located around eight miles to the south of Edinburgh city centre, and is very popular with families. There are good local shops and amenities centrally and more comprehensive shopping facilities are within easy reach. The town is also within two miles of the city bypass, offering excellent links to the central Scotland motorway network.

Vogrie and Dalkeith country parks equipped with adventure playgrounds and forest walks and the nearby leisure centre, provide plenty to keep residents entertained in their spare time. Good bus links run directly into the city centre giving easy access to all Edinburgh has to offer. Bonnyrigg is a rapidly expanding and popular location for house-hunters.

Musselburgh

The historic market town of Musselburgh is perhaps best known for its golfing and racecourse. It provides an excellent location to settle, located just six miles east of Edinburgh, and is served by two nearby railway stations. Transport to and from the town is easy as the train stations offer direct rail links into Edinburgh Waverley, there is a an excellent bus network and easy access to the city bypass with car.

The town’s bustling high street provides a range of shops, bars, and restaurants and for further shopping opportunities, Fort Kinnaird Retail Park is just a short journey away. East Lothian offers extensive opportunities for lovers of the outdoors, with walking, cycling, and horse-riding available locally as well as a varied coastline and numerous sandy beaches within easy reach.

Portobello

For seaside living within easy reach of Edinburgh city centre, Portobello is a popular choice for a wide range of buyers. With its famous promenade, the town has direct access to the beach and sea, and its long-standing reputation as Edinburgh’s beach resort has given rise to a vibrant and dynamic community.

The high street is peppered with pretty tearooms, quirky independent shops and interesting eateries while bigger supermarkets are within easy reach. Aside from the two-mile beach, there is a sailing club and indoor swimming pool with Turkish baths. Transport links are excellent with frequent bus services to and from the city centre.

Prestonpans

The small town of Prestonpans is a thriving community with much to offer for house-hunters. The town is an excellent choice for families, equipped with excellent local schools and a railway station with great transport links into Edinburgh and beyond.

Prestonpans’ vibrant community spirit is best encapsulated by the Three Harbours Festival, an annual event involving Prestonpans, Cockenzie and Port Seton where art is shown in a variety of unusual places. The town offers many activities for locals to enjoy including a mural trail to explore. Neighbouring Musselburgh has further amenities just a short journey away and there are large retail parks within easy access.

Tranent

The small market town of Tranent is one of the oldest towns in East Lothian, with a number of historic buildings around the area. The town itself offers good shopping facilities, with Fort Kinnaird Retail Park within easy reach and a 24-hour Tesco at Musselburgh. The local community and sports centres offer a range of activities, and Polson Public Park is popular on sunny weekends.

There is a good selection of schooling in the area, from nurseries to secondary education. The town benefits from good transport links and is just 11 miles east of Edinburgh. The city centre can be accessed easily by bus, car or train using the Prestonpans Railway Station just five minutes drive away.

Penicuik

Penicuik is a popular Midlothian town situated approximately 10 miles south of Edinburgh and is served by a frequent bus service offering direct links into Edinburgh city centre. The town is well served by a range of shops including a Tesco Superstore, while Straiton Retail Park is just a short trip by car for a larger range of shops including a Sainsbury’s supermarket.

Schooling is provided for locals from nursery to secondary school level. The town is popular with commuters and offers easy access to the city by-pass and the central Scotland motorway network. The open green spaces of Roslin Glen and the Pentland Hills Regional Park are within easy reach, while there is also a cycle and walking route linking Penicuik with Dalkeith Country Park, forming part of the Penicuik to Musselburgh cycleway.

Edinburgh City Centre

Set against the dramatic backdrop of Edinburgh Castle, the city centre offers a fascinating blend of property through the ages. Edinburgh city centre boasts impressive Georgian properties and smart new builds and is filled with cobbled streets and lanes, including the famous Royal Mile. Edinburgh is a wonderful place to live with fantastic shopping opportunities, excellent schools, popular restaurants and bars and stylish boutiques spread across Princes Street and throughout the city. Haymarket and Waverley Railway Station are centrally located, offering excellent transport links across the whole of the United Kingdom.

Located beside the leafy open space of the Meadows, the city centre incorporates the vibrant Tolcross area. Tolcross is within walking distance to many of the Edinburgh University campuses making it a popular choice for students and young professionals.

The West End Conservation Area forms part of the UNESCO Edinburgh World Heritage Site and has the highest concentration of listed buildings anywhere in the UK. The choice of Georgian and Victorian houses in the West End is stunning, including classic townhouses, charming mews properties and magnificent flats. The city is also host to the world-famous Edinburgh International Festival and is a wonderful choice for house-hunters.

Dalry and Gorgie

Within easy walking and driving distance of the city centre, Dalry and Gorgie offers excellent opportunities for house-hunters who want to be close to Edinburgh’s dynamic city centre. Houses in Dalry and Gorgie are mainly traditional tenement flats but there are also a number of colony houses and recent years have seen a number of smart new developments completed.

With a range of shops, leisure facilities and restaurants, and access to a range of good schools, Dalry and Gorgie is an excellent choice for those who want to be close to the action, but also part of their own community.

Nearby, the large Fountain Park development offers a multi-screen cinema, a bowling alley and a Virgin Active gym, along with a further selection of restaurants. Excellent public transport links provide quick, easy access to the city centre and beyond. The Edinburgh city bypass, Edinburgh International Airport, the Forth Road Bridge and the major A1 motorway networks are all easily accessible by car.

Newington

Newington is nestled between the beautiful Holyrood Park and The Meadows and is within easy reach of the city centre. The vibrant neighbourhood has a good range of properties so offers a wide variety for house-hunters. There is a bustling coffee shop and bar scene and good range of retail opportunities for all buyers.
There are a number of great bars and even a gin distillery at Summerhall, which also hosts music, art and theatre events.

For those who are looking for more arts and cultural experiences, many places double as venues during the festival and concerts play year round at the celebrated Queens Hall. The proximity to the University of Edinburgh ensures a vibrant student population, so the area retains a community feel. Newington is also within easy reach of the city’s railway stations and bus depot, giving excellent transport links across Scotland and further afield.

Leith

Leith has rapidly become one of the trendiest areas in Edinburgh. The former bustling port has been replaced by a vibrant cultural scene, with a host of independent galleries and festivals taking place throughout the year. A range of quirky and diverse restaurants, delis and bars make the area extremely popular with visitors and city residents alike.

The mile-long Leith walk links the area to the city centre, and has a truly impressive range of independent shops and outlets. The nearby Ocean Terminal provides further shopping opportunities, along with a large cinema and more restaurants. Whether you are looking for a house, flat, bungalow or new build penthouse, Leith has it all.

The Shore

This trendy and upmarket area of Edinburgh offers a wealth of opportunities for house-hunters. In recent years the area has been totally transformed and is now a popular dockside hangout. Stylish bars and shops, Michelin star restaurants and quirky shops all contribute to the areas unique charm.

The Royal Yacht Britannia is berthed in Leith at nearby Ocean Terminal which provides further shopping opportunities, along with a large cinema and more restaurants. The Shore’s convenient location means it is near to the city centre and all the amenities to be found there, as well as transport links across Scotland and further afield. The Shore has the luxuries of being in a big city and the feeling of its own community.

Shandon

Located just three miles west of Edinburgh city centre, Shandon is an extremely sought-after location for house-hunters. Combining a convenient location with a wealth of attractive properties (part of Shandon is a conservation area) and fantastic amenities, the area is a great option for those who want to live in the heart of the capital.

With a good range of local shops, the pretty Harrison Park and a good choice of schools, this area is particularly popular with families. Its close location to the city centre also makes it a prime spot for young professionals, particularly given its proximity to the main train and bus stations.

Slateford

The former village of Slateford is a popular choice with house-hunters looking to settle in the suburbs of Edinburgh. Slateford lies on the Lanark Road where it crosses the Water of Leith. The name ‘Slateford’ comes from local rock found in the area. Slateford has a rich history and despite its rapid growth and expansion, there are still 19th-century landmarks to be seen, including the old school house and a railway viaduct.

Its proximity to the Water of Leith gives the area a leafy, green feel, and there are plenty of opportunities for walking and nature-spotting in the surrounding area. The suburb has its own railway station, with regular services to Edinburgh Waverley, and a good bus network.

Liberton

The popular suburb of Liberton is located around three miles south of Edinburgh city centre. Mainly residential, the area is home to a variety of property types, from smart new-builds to more traditional houses and flats.

Liberton is close enough to Edinburgh city centre that it can function as an ideal commuter destination but has its own strong community feel and a diverse neighbourhood. Liberton has many excellent outdoor opportunities, nearby Blackford Hill is a popular spot with walkers and Braid Hill has a well-regarded golf course. There are several local bars and restaurants and Liberton is an excellent choice for those who want to be near the centre of Edinburgh but have their own community.

Colinton

As a designated conservation area, Colinton is exceedingly charming. It retains a village feel, despite being located conveniently close to Edinburgh city centre just four miles away. Many of its original buildings have remained intact which gives Colinton a traditional feel.

The Water of Leith and nearby Colinton Dell give the whole area a tranquil atmosphere, with leafy woodland surroundings and walking and cycle paths. Nearby Spylaw Park is popular with families and outdoor-lovers, with a children’s playpark and open green space for walking or just sitting and picnicking on a sunny day. Independent local shops and excellent schools mean this community really thrives, and is one of the most sought-after locations in Edinburgh.

Currie

The popular suburb of Currie is ideally situated for easy access to both the city centre, city bypass and airport. The area offers a diverse range of properties for house-hunters, from traditional villas to modern, purpose-built developments. Currie is home to the main campus of Heriot Watt University and has good shopping facilities and excellent local schooling.

Nestled at the bottom of the nearby Pentland Hills, there are plenty of scenic, country walks and cycle paths to enjoy, including the Water of Leith Walkway. Currie also has a train station too, giving access to a comprehensive transport network.

Balerno

Balerno is located eight miles south west of Edinburgh city centre and is a popular conservation village. With a wide range of property types, from large villas to flats, this suburb has something to suit everyone. The area boasts good local shopping opportunities, and supermarket shopping just a short distance away.

As well as excellent local nurseries and schools, Heriot Watt University’s Ricarton Campus is also situated nearby. Balerno offers excellent transport links for commuters, with good bus and train services to the city centre and easy access to the bypass and motorways further afield. Local leisure opportunities are abundant here too, with walking, biking and horse riding to be found locally.

Stenhouse

Stenhouse is an extremely popular residential area, with great access to local amenities. With a diverse range of properties Stenhouse offers excellent opportunities for first-time buyers and young families. Located to the west of the city, Stenhouse is still within easy reach of the city centre, with good local bus services.

The neighbourhood has excellent local shopping facilities, with more comprehensive supermarkets and major retail outlets nearby, such as the Gyle Shopping Centre. A selection of schools provides excellent educational facilities from nursery to secondary, and both Napier University and Stevenson College have campuses here. For leisure pursuits, Murrayfield Ice Rink is within easy reach, as well as Carrick Knowe Golf Course and Saughton Park.

Comely Bank

Comely Bank is a highly sought-after residential area, within walking distance of Princes Street and Edinburgh city centre. With a blend of family villas and tenement buildings, the area is a great choice for anyone who wants to live close to the heart of this vibrant city.

Quirky specialist shops, trendy bars, and excellent eateries can be found on your doorstep, with larger retail outlets and shopping opportunities just a little bit further afield, including a Waitrose and Marks & Spencer. Nearby facilities such as the Botanic Gardens and Inverleith Park offer the perfect location for day trips. Comely Bank is also ideally located for commuting, within easy distance of Haymarket Railway Station.

Stockbridge

Stockbridge feels like a village in the middle of the city. Despite its proximity to the city centre the area offers a diverse range of high quality local businesses including an award-winning butcher, a top fish-monger, expensive furniture shops, sophisticated bars and restaurants and a plethora of coffee-shops.

Inverleith Park offers a green haven in the middle of the city, with the Botanic Gardens located nearby, too. With pleasant walking and cycling routes right on your doorstep, and excellent transport links across the city and further afield, Stockbridge is an incredibly sought-after area of the city. There are many different styles of property including townhouses, traditional tenements and the popular colonies.

West Lothian

West Lothian is ideally placed between Edinburgh and Glasgow with excellent transport links to both major cities. Substantial new-build developments in Winchburgh, Bathgate, Whitburn and East Calder offer quality, affordable family homes. The popular town of Livingston boasts cinemas, theatres, restaurants and is a major shopping destination with two large outlets filled with high street favourites.

Linlithgow is just a 20 minute drive away and has an enviable selection of independent and specialist shops, pubs and restaurants and is home to historic Linlithgow Palace. West Lothian is a wonderful choice for house-hunters, outdoor enthusiasts are spoilt for choice with three country parks on their doorstep with woodland and riverside walks to enjoy.
