During the final quarter of 2019 it has certainly been the case that the majority of properties to sell in the Westhill and Kingswells area are below £200,000, a reasonably good indicator of an increase in first time buyers.
Properties to sell in the more rural areas have decreased suggesting that buyers are finding properties within their price range closer to the city centre. Properties that achieve good initial interest and secure a sale within the first month of marketing continue to be more likely to gain the valuation figure or above.
We have noticed that there have been fewer properties to come on the market in the winter months, which is as expected. This has meant properties that have been on the market for some time have now sold.
Average prices in the city slipped 3.3% during the third quarter to £193,141, although the average price of a new build in Aberdeen hit £299,663, higher than the Capital.
There is a broader feeling that the city and wider area have weathered the worst of the housing market slump and there is some anticipation of a long term boost as the health of the oil and gas sector continues to improve.
One point of note is that thousands of energy sector workers are choosing to stay in Aberdeenshire and nearly 1,200 homes were sold in the area in the third quarter, up 4.1%. Prices in the region also held steady at nearly £216,000.
As we move into 2020, Brexit uncertainty aside, we would hope for and expect there to be an increase in properties coming on the market in all areas and with such, an increase in buyers.
The final quarter of 2019 saw the demand for family homes continue in Kingswells and Westhill, with these properties attracting a healthy level of interest, and leasing within a short space of time.
As ever it is important that properties presented in very good condition and well maintained, making them more likely to let quickly, with tenants also more likely to stay longer. There are definitely more properties available in rural areas, creating more choice.
Encouragingly, we have seen an increase in new landlords enquiring about leasing properties, with the demand in the Westhill and Kingswells areas to meet this.
Brexit aside, the market looks to be in reasonably robust health, and we would hope for an increase in landlords with family homes for lease in the coming months.
