During the last quarter in the Westhill area, we found that the majority of properties selling tended to be in the lower price brackets (under £200K), and the mid-higher price bracket (£300k to £400K) showing property chains with an increase in first time buyers and sellers choosing to upsize.
In Westhill in particular there has been a noticeably higher demand for four bedroom detached family homes presented in ready to move in condition.
The rural areas have seen more activity during the last quarter with properties priced £300,000-£400,000 selling well, with the lower end of the market continuing to be less popular. Properties that offer unique selling features or properties that have been upgraded to a high standard continue to be popular in these areas. We have also noticed an increase in properties achieving their valuation price or above, particularly in Westhill and Kingswells.
Moving into summer, we would expect to see more of the same with the smaller and mid-higher priced properties selling continuing the buying and selling chain.
The second quarter of 2019 has seen the demand for leasing continue in Kingswells, Westhill and Alford. All properties that come on the market for lease are attracting a healthy level of interest and lease within a short space of time. Unfurnished family homes and furnished flats seem to be performing best.
There has been a reduction in the number of properties available for relet, which suggests that tenants are staying in properties for the longer term, and a reduction in new landlords means that there are not as many properties available for lease.
As we move into the summer months, we would anticipate an uplift in new properties coming on the market for lease in order to meet the demand.

Kingswells is a much sought after community which lies to the west of Aberdeen. It is just a short drive from the city centre and there are regular buses running from the ‘Park and Ride’ facility.
