Since the market opened after lockdown, we have had a busy summer and autumn, with a high number of properties coming to the market and sales being achieved in all areas.
The most popular properties were those in the under £200,000 price bracket which reflects the incentives open to first time buyers such as the First Home Fund. As a result we had an increase in family homes coming on the market with people looking to buy and sell within the same area.
Lockdown appears to have given people an opportunity to reflect on how they use their properties and what they need the space for, with some opting for more space with a home office, a garden when they didn’t have one before, or choosing to live a little further into the countryside as they don’t need to commute to work anymore.
Properties that are new to the market with a healthy amount of interest are securing sale prices at the valuation figure, with deals also to be done on those properties that have been on the market a little longer.
In the coming months we expect the number of new properties to the market to reduce however we are still finding that there are buyers out there which is creating interest in properties which have been on the market for longer periods. First time homes and family homes are always popular, with buyers favouring modern properties presented in ready to move in condition or those which feature something a little different like a modern extension.
With the First Home Fund opening to new applications in the early part of next year and the 90% mortgage market starting up again, there are certainly reasons to be cheerful.
Since emerging from the initial lockdown period in the summer, we have seen high demand for all leasing properties in Kingswells, Westhill and more rural areas.
Family homes are definitely the most sought after and are securing tenants very quickly - with the new requirements for working from home and with the restrictions posed during lockdown, tenants are moving from flats to houses which offer home office space and gardens.
We have also noticed an increase in people choosing to lease property rather than buy, which may be due to sellers feeling less confident in committing to a property purchase in the current climate and favouring leasing temporarily. With tenants not having to commit to a fixed lease period, they are offered a degree of flexibility.
As a result of the high level of tenant interest, we are seeing more valuation enquiries coming in from landlords with family homes, but demand is still outstripping supply.
We are finding that current tenants are staying longer in their current leasing properties, meaning there are fewer properties available on the market for new tenants to choose from, creating an ideal opportunity for new landlords to secure tenants quickly.
Heading into winter we would expect the demand for properties to lessen slightly with an increase in demand in the New Year. Now is an ideal time for anyone considering leasing their property out, particularly family homes.
Originally known as the ‘Garden Suburb’ of Aberdeen, Westhill has matured into a desirable and vibrant family town. It offers an enviable range of community facilities including highly regarded primary and secondary schools, shopping centre, Costco and Tesco superstores, and local health centre. This thriving town is also renowned for its excellent lifestyle amenities such as the 18 hole golf course and swimming pool, hotels and restaurants.
The town has been acknowledged as Global Centre of Excellence in subsea engineering and offers excellent employment opportunities at the Westhill Commercial Estate and Arnhall Business Park. Westhill lies in the attractive Aberdeenshire countryside and boasts a perfect location, within easy commuting distance to the City of Aberdeen by dual carriageway. There is a regular bus service and the town is well placed for access to Dyce Airport, Inverurie, Banchory and Royal Deeside.
Kingswells is a much sought after community which lies to the west of Aberdeen. It is just a short drive from the city centre and there are regular buses running from the ‘Park and Ride’ facility. There is an excellent range of amenities within the village, including a pre-school nursery, primary school, community centre, a variety of local shops, and a health centre. The Fourmile House is located on the outskirts of Kingswells and is the perfect place for dinner and drinks.
The new Prime Four business park hosts a community of offices, leisure facilities including a gym and stunning communal areas. The park is located near the dual carriageway and offers many career opportunities for Kingswells residents and commuters. Additionally, the oil related offices at Westhill and Dyce are readily accessible by car and public transport.
Alford is a thriving village that enjoys a host of excellent amenities from primary and secondary schooling to recreational outlets including a golf course, a dry ski slope and the Haughton Country Park. The village maintains a good range of shops and restaurants, a library and health centre. It is a great location for access to the Lecht ski resort and is within easy commuting distance from Aberdeen, Dyce, Kingswells, Westhill and Inverurie.
The village is home to a modern community campus, which opened in 2015. This exciting new build project is sited along Greystone Road and encompasses Alford Primary School and Alford Academy and provides a community hub for the local area. The campus has a large swimming pool, theatre, dance studio, sports hall and gymnasium, community café, library and fantastic new learning spaces for all. On top of this, there are several events hosted regularly throughout Alford, including an arts and handicrafts group, walking groups, and both gardening and film clubs.
