The market from the end of the summer period to the festive period was generally a quiet time and we saw lower number of properties come on the market, meaning any property presented in very good condition or offering excellent value for money was selling very quickly.
There has certainly been an upturn in available stock alongside an increase in enquiries for selling, with family homes still very much in high demand.
Family homes of all shapes and sizes are the most popular, with buyers favouring modern properties presented in ready to move in condition or those which feature something a little different like a modern extension.
With the option on working from home becoming more of a permanent way of life, buyers are exploring properties in more rural areas which offer more value for money, larger gardens and sometimes the option of land.
Some sellers are choosing to move into rented accommodation until they are ready to buy which has meant there is an increase in those in a position to buy chain free.
We expect to see a busy start to the year which should follow into the spring market particularly as the economy returns to some form of normality.
Demand for all leasing properties during the final three months of 2021 remained high in all areas, from Kingswells, Westhill, right out to Lumsden.
Family homes are definitely the most sought after and are securing tenants very quickly - with the new requirements for working from home and with the restrictions posed during lockdown, tenants are moving from flats to houses which offer home office space and gardens.
There has been a noticeable increase in people choosing to lease property rather than buy, which may be due to sellers feeling less confident in committing to a property purchase in the current climate and favouring leasing temporarily. With tenants not having to commit to a fixed lease period, they are offered a degree of flexibility.
We have also seen some properties that had struggled to sell in the current market, securing tenants very quickly for lease instead.
As a result of the high level of tenant interest, we are seeing more valuation enquiries coming in from landlords with family homes, but demand is still outstripping supply.
We are finding that current tenants are staying longer in their current leasing properties, meaning there are fewer properties available on the market for new tenants to choose from, creating an ideal opportunity for new landlords to secure tenants quickly.
This could well be a good time for any existing landlords to expand their portfolio or potential landlords to explore the market.
