During the third quarter of 2019 we have found that properties under £300,000 are selling well in the Westhill and Alford areas which would indicate an increase in first time buyers.
In Kingswells we have noticed it tends to be family homes in the slightly higher price bracket that are in demand.
We have also seen an increase in properties achieving their valuation and above, however the majority of sales in all areas still tend to be below the valuation figure. Properties that achieve good initial interest and secure a sale within the first month of marketing are more likely to gain the valuation figure or above.
Properties in Westhill and Kingswells seem to be selling quicker, with more rural areas taking a little longer.
Moving into the winter it’s likely we’ll experience a reduction in new properties coming on the market for sale and we currently have buyers looking for family homes presented in ready to move in condition.
As we move closer to a Brexit decision confidence may well play a part, however prices are still at relatively low levels, and with numerous mortgage deals available this could well a very good time to enter the market.
The third quarter of 2019 has seen the demand for family homes continue in Kingswells, Westhill and Alford, with these properties attracting a healthy level of interest and lease within a short space of time, especially if presented in very good condition.
There has been an increase in flats available for lease in the Alford and Westhill areas, a possible sign that demand may be growing for homes beyond the city.
As we move into the winter months, we would anticipate a reduction in properties available for lease with tenants choosing to stay in properties until the New Year.
We have tenants waiting for family homes, particularly in Westhill, and so would hope for an increase in new landlords to meet demand.
